What is the average lifespan of high grade carpet – landlords any input on deduction?
The nice kind that’s tightly woven, not TOP TOP of the line, but a medium High Quality carpet.
let’s say tennant destroys it after 4 years with tons of unremovable stains and a quote to replace it is $2700. I’m trying to determine amount to deduct from their deposit. For example if life of the carpet was 15 years and 4 gone or what? Please help!
It should last from 20-40 years before showing too much.
Stains are ALWAYS damage, they are not normal.
In my state, CA, I would be able to just replace the carpet. But, if you are going to depreciate it you can get an exact date from the manufacturer. It will be far short of reality though, as they cover them selves big time.
